Tar and Chip
Tar and Chip are very economical and way more affordable. This is the reason that a lot of people prefer it. It is also a perfect alternative solution to a typical hot mix asphalt blacktop. Tar and chip are great for roads, driveways, and parking lots. The tar and chip paving method is very durable in all types of climates and has been around for hundreds of years. It does extremely well in the Wichita area. The tar and chip method are mixed right on-site and is applied in two different layers. First, a hot liquid tar is laid down on the prepared surface, and then the gravel is applied on top of the tar. What is Seal Coat?
Sealcoating is a barrier that is placed on top of your pavement area that acts as a protective seal to weatherproof the top layer. Think of seal coating your asphalt like staining and sealing a wooden fence. When you add this top-coat layer, it provides protection against deterioration, the sun’s UV rays and oxidation which all causes raveling. The sealcoat will wear away instead of your actual pavement deteriorating which will leave the underlying pavement unharmed and in quality condition. Adding a sealcoat to the top layer of your pavement will prolong the life of your parking area or driveway. If you have cracked asphalt, it helps to seal small cracks with an asphalt crack filler, which could later turn into larger cracks. When you seal these cracks, you help prevent water from seeping through the cracks down to the base material, which over time is very bad for your asphalt lifespan.
Within the first one to two years of having your asphalt installed, you should install the sealcoat barrier and then continue applying sealcoating on a regularly scheduled maintenance schedule. Will Sealcoating My Damaged Parking Lot Make It Like New Again? No, unfortunately, if your asphalt parking lot is old, damaged and has been neglected in the past then sealcoating may not be the best option for you in this situation. Asphalt sealcoating is used as a preventative measure in advance of damage and deterioration. Our professionals can give you a free evaluation to let you know the status of your current lot, and if sealcoating will help you prolong the life of your lot. A crack fill process will need to be completed and applied if you have an older parking lot that has been seal coated in the past. This helps slow down the deterioration process prior to a new layer of sealcoat being added. Larger cracks will be filled with a rubberized crack sealer that is heated and then poured into the crack. This allows the sealant to fill the cracks completely, and adhere to the sides of the existing crack. The rubberized material will be able to expand and contract with temperature changes, as well as shift with the base as needed. The sealer also acts as a water barrier that will prevent water from seeping into the large crackdown to the base material. We will not be able to fill them If the cracks are less than 1/4” and the sealcoating may or may not fill these smaller cracks. So, keeping an eye on these smaller cracks will be essential. Again, this is for asphalt areas that were not fully maintained originally, and you are trying to salvage a costly repair if possible. If you have maintained your asphalt from the beginning then cracks of this nature should not be an issue for you.
